WHAT IS CONCRETE SPALLING/CANCER?

Concrete structures and buildings all rely on internal frameworks of mesh or steel bars that help with the reinforcement of the structure. Over time, exposure to air or water creates a carbonic acid that may cause the steel to corrode. With this corrosion, the steel will degrade or expand which will provide an entry for water to the internal structure, cracking the concrete and making the condition much worse. Concrete Spalling describes the state when the concrete begins to degrade or breakaway.

Common signs include:

-Cracking

-Flaking or crumbling concrete

-Severe rust stains

-Bubbled over concrete

-Leaks in the roof

Concrete Cancer is the second stage of the process and refers to the incurable spread of the concrete spalling. Concrete is very porous, therefore it will absorb the acid created during the spalling development, accelerating corrosion and exposing the internal steel framework to air and water. This will speed up the corrosion process and as a conclusion worsen the issue and cause damage to the property.

THE CAUSES OF CONCRETE CANCER AND SPALLING

Many factors will contribute to concrete spalling & concrete cancer. External factors such as saltwater chloride corrosion (buildings near the ocean), poor quality waterproofing, and extreme weather may sometimes play a role. At other times, problems stem from the initial construction stage not being adequately done properly or building defects that have occurred over time.

It also can be:

– Inadequate preparation of the reinforcing steel

– Non-compatible support metals

– Met bars positioned too close to the surface

– Stress fractures from excessive weight

– Insufficient concrete cover or poorly poured concrete

LET’S TALK ABOUT THE REMEDIES:

Concrete Cancer is extremely serious and an expensive problem if left misdiagnosed or left untreated. There are many possibilities to help amend the issue, but the first step will be a full diagnostic to determine the exact cause/extent of the issues that have occurred.

Remedies can include:

– Removal of the damaged concrete

– Electrochemical treatment for properties near the ocean

– Cleaning or removal of affected steel

– Replacement of new materials.

– Specialist coatings to strengthen and preserve concrete
